The internal comfort control systems
utilise displacement ventilation and passive chilled
beams throughout, combined with exposed mass to provide
a pleasant and airy environment. Close collaboration
with Foster & Partners has helped in developing
an exposed coffered soffit with ceiling rafts, which
float within these coffers carrying chilled beams and
lighting. A high level of flexibility has been integrated
into this closely co-ordinated scheme, thus allowing
for numerous potential future tenancy partitioning arrangements.
The external cladding is a combination
of full height solar neutral high performance glazing
and external tubular shading. This achieves an optimal
balance of light penetration with control of solar gain
and heat loss. The shading system is designed with a
greater density of tubes above head height up to the
floor level above, from where it starts to thin out
to ensure good views out and light access. Internal
anti-glare blinds are provided, as part of the tenant's
fit-out.
